About the service
Damp and Mould growth is classified as a category hazard number one within The Housing Health and Safety Rating System 2006. Both growths can cause health threats via exposure to dust mites, mould or fungal spores, with the most vulnerable group to health risks being children under 14.
The health risks range from minor to severe, including allergies, asthma, and exposure to severe toxins such as Aspergillus from mould and fungal infections which can lead to death in the most extreme cases.
Public Health studies have also identified additional mental, societal and wellbeing threats associated with living in damp, humid and mouldy conditions, which is rising due to the current fuel poverty crisis.
Who needs to MANAGE dampness and mould?
The government introduced the Fitness for Human Habitation Act 2018 (FFHH) to ensure landlords provided accommodation fit for human habitation.
To offset client risk, Forza FM assessors are building surveyors who are trained and qualified to industry standard levels, operating as Property Care Association (PCA) Certificated Surveyors of Timber & Dampness in Buildings.
If a landlord does not provide and maintain homes that are fit for human habitation, they can be prosecuted and fined up to £30,000 under FFHH and the Breaching Tenancy Fees Act.
